The project entitled “The Holly” is located at the city center Heiligengeistplatz 4 in Klagenfurt at lake Wörthersee . To the south, it is bordered by the Stauderplatz, and to the west and north by the Schillerpark. The public transport connection of Stadtwerke Klagenfurt, which is located between the existing building and Landhaus Klagenfurt, ensures an excellent public transport connection for the tenants and a high number of visitors frequenting the shops. The ground floor is home to various shops for everyday life and a new police station. The upper floors are home to surgeries, health centres and offices, while a new attractive fitness studio will open in the basement. In addition, the new functions and the striking façade design of the building are creating a new focus for this highly frequented area.
Heiligengeistplatz is bordered on its long sides by mostly high-end historic buildings. “The Holly” is located at the “head-end” of Heiligengeistplatz and is therefore in the most high-profile location. The ground-level access to the six-storey high-rise building is provided on the one hand through the Heiligengeistplatz. The underground car parking is accessible via the existing passageway. The commercial areas can be accessed directly through their individual entrances in on the ground floor zone.
The new generous openings ensure that the building is well lit and create a strong relationship between the interior and exterior spaces. The conversion will make “The Holly” a new eye-catcher on Heiligengeistplatz and turn the former department stores’ into a landmark in Klagenfurt’s city centre.
