A sustainable modular housing complex based on the cradle-to-cradle principle will be developed at Tschaikowskistraße 14 in Pankow-Niederschönhausen, just a few minutes from the Pankow city centre, in order to meet the increasing demand for residential living space.
The surrounding area provides a harmonious blend of urban living and natural surroundings, which is an ideal combination for different lifestyles and requirements. The nearby Schlosspark Schönhausen, with its extensive green areas and historic buildings, is ideal for taking walks and for leisure activities, significantly improving the quality of life for its residents and providing a place for recreation and for social interaction.
The selection of housing types and the building cubature is based on the urban structure of the neighbourhood. A four-storey building has been planned on the street. At the end of the extended property, three point houses have been planned, which will be designed in the form of semi-detached houses with two storeys. Along the eastern boundary of the site runs a path that accesses the entire complex. Between the buildings, pergolas are planned to provide indoor bicycle storage and give the tenants’ gardens a more private atmosphere.
The development follows a clear construction grid designed as a basic module, which facilitates a variety of flexible flat configurations and sizes. A total of 17 residential units will be built with open spaces ranging from around 62 m² to 142 m² and featuring balconies, terraces or private gardens in order to perfectly meet the different requirements of the future residents.
In accordance with the applicable energy saving regulations, an optimised energy concept not only ensures that our project is sustainable, but also that it actively contributes to the reduction of its CO2 emissions. The installation of PV systems as well as green roofs and façades ensures a positive microclimate that will improve the living areas of the residents and thereby protect the environment.
Thanks to the high degree of prefabrication, the modular construction according to the cradle-to-cradle principle and the circular economy guarantees an efficient construction process that protects resources and reduces the amount of waste. With our sustainable modular housing project, we are setting an example for an environmentally conscious and socially responsible architecture and are consequently creating a living area that not only fulfils the requirements of the residents, but that is also environmentally friendly.
