The Alfons Maria Senior Citizens’ Centre project at Bachgasse 1-2, 3003 Gablitz was completed. The new residential care home will provide high-quality living space for residents on four floors above ground. Only single-bed rooms were planned and built, offering the senior citizens sufficient peace and quiet and a private retreat. In the common areas on the residential floors, where communal games, meals and activities take centre stage, generous floor-to-ceiling loggia glazing provides bright and pleasant rooms.
In addition to the residents’ rooms on the upper floors, the ground floor houses a seminar and social room, the administration area, utility rooms, building services and storage rooms, as well as the kitchen wing. Fresh meals are prepared daily for residents and staff in the modern and functional canteen kitchen.
Special features of the construction of the nursing home included the high degree of prefabrication of the walls and concrete ceilings, as well as the prefabricated sanitary units. This enabled the building to be completed in a very short time. The building also has a tailor-made sustainable energy concept, thanks to the concrete core activation and cooling system installed in the ceilings, deep boreholes for geothermal energy, an elevated photovoltaic system on the flat roof and a heat pump to cover peak loads, which promises efficient operation and economical use of resources for years to come.
Throughout the design and construction process, there was close and continuous consultation with future users and experts in the field of nursing homes. In Gablitz, in the centre of a growing community, next to the kindergarten and St. Barbara’s convent, a nursing home is being built that will meet the ever-increasing demand and make an important contribution to the development of the community of Gablitz.
